🏠 Ownership & Fees
- No HOA – Enjoy complete ownership freedom with no monthly fees.
- Fully titled land – Each estate is individually titled and registered in the buyer’s name, corporation, or foundation.
💧 Utilities
- Water – Fresh water is provided to each lot—turnkey ready and included in the purchase price. We also encourage and assist buyers in setting up their own individual wells for added independence.
- Electricity – Power hookups to each lot are also included, with no hidden infrastructure costs.
- Renewable energy – We encourage and assist buyers in setting up solar, wind, and hydro systems, offering guidance and consultation to support sustainable living.
🛣 Road Access & Maintenance
- Access Road – The road to the development is public. A government improvement petition is underway, with upgrades anticipated in the coming years.
- Internal Roads – Roads within the project are maintained by the developer until all lots are sold. Afterward, owners may choose to continue maintenance through a shared service fee.
🌳 Reforestation & Environmental Stewardship
Once a cleared pasture, Bella Vista Estates is being thoughtfully restored through the planting of over 1,000 native trees and plants as part of a long-term reforestation initiative.
We actively encourage buyers to continue this mission and offer personalized guidance and support for reforesting and landscaping their own properties.
From native hardwoods and flowering trees to edible bushes, sustainable plants, and productive gardens, we assist in selecting, sourcing, and planting everything needed to bring vibrant greenery and ecological balance back to the land.
📏 Building Regulations
To preserve privacy, sustainability, and the land’s natural beauty, the following guidelines apply:
- Maximum land use: 30% of the estate (including structures, pools, decks, parking, etc.)
- Maximum building height: 2 stories
- Commercial activity: Not permitted
- Container homes: Not allowed
- Storage containers: May not be visible from adjacent properties or public roads, though they are permitted temporarily during the building phase.
- Subdivision of properties: Not permitted
- Development support: We assist buyers in planning and developing their land in the most sustainable and effective way possible.
- Tropical home design: With our long experience living in the tropics, we help buyers choose and design homes suited to the climate—including large roofs, spacious decks, indoor-outdoor living spaces, and open-air layouts. Homes are designed to maximize airflow and minimize air conditioning use, creating natural comfort. It’s important that windows and walls are well protected from both sun and rain to ensure durability and year-round livability.
- Builder referral: We assist buyers in finding trusted, appropriate builders so they can confidently bring their dream home to life.
